Why the MLS works for sale by owner "Sellers."
As a seller, your home will be listed in the Multiple Listing Service by participating member of the MLS.The vast majority of Real Estate Agents will become aware that your property is available as well as its price and freatures. Your listing includes a color photo, detailed information about your home, and the commission being offered to the agent helping the buyer.


Real Estate Agents search the database for homes that fit the price range, and needs of their clients. They pay special attention to homes that have been recently placed on the market, which is one reason you get a lot of attention when your home is listed.


MLS is the most powerful tool for selling homes.
Agents that are working with buyers check the MLS many times a day looking for homes in a particular area, square footage, number of rooms, price range, and amenities. The MLS sorts the homes and shows only the homes that meet the buyers criteria.


How MLS works with commissions.
The agent will then show your home at the scheduled time and contact you if the buyer has questions or wishes to make an offer. Should you choose to accept an offer from the buyer, you will pay the commission amount you have listed in the MLS. The commission amount listed in the MLS is generally not negotiated in the transaction. It is up to you what percentage commission you are willing to pay to the buyers' agent. If you accept an offer from a buyer without an agent, you do not pay any percentage commission.

The listing process is the same regardless of whether you list your home with us or a full commission real estate agent. Because of the cooperating commission you are offering, your listing looks the same as other homes for sale listed by brokers. Agents are just as motivated to sell your home as any other home for sale. The main point about having your home listed on the MLS is that you expand your sales force by the number of areas MLS members. Instead of having just one agent working for you, now you have hundreds or even thousands real estate agents working for you.
